What lease management software actually has to do
A lease is a set of promises with dates attached. Software earns its place only if it turns those promises into something that shows up before it is too late to act. PLINTH is organized around six jobs.
1. Abstract the lease once
Capture parties, premises, term, rent, escalations, options and notice periods as structured fields — the lease becomes queryable data instead of a scanned PDF nobody reopens.
2. Track every critical date
Expirations, renewal option windows, termination option deadlines and escalation dates roll up into one portfolio-wide critical dates table.
3. Warn you while you can still act
Countdowns surface on the dashboard ahead of each deadline, so an option window never closes quietly at below-market rent.
4. Keep the rent roll honest
Log each month's rent in one click, net out mortgage, taxes, insurance and any custom recurring cost, and see true cash flow per property and per lease.
5. Handle what the lease obligates
Maintenance tickets, vendor assignment and ready-to-send vendor emails, with costs flowing straight into the property ledger.
6. Give the tenant the same facts
A tenant portal with the lease, documents and a message thread means fewer disputes about what was agreed and when.
How PLINTH works
- 1Add the propertyAddress, photo, mortgage and any custom recurring costs you carry — CAM, taxes, insurance, landscaping, whatever the building actually costs.
- 2Add the leaseTenant, term, rent, escalations, renewal and termination options with their notice periods. No tenant yet? Add the property alone and attach a lease later.
- 3Invite the tenantThey get a portal with the lease, documents and a direct message thread — no app for them to buy.
- 4Work the dashboardLog rent as it arrives, watch the critical dates table, open maintenance tickets, and export a per-building report at tax time.

Enterprise lease platforms are priced per lease because they are built for corporate tenants with hundreds of sites and accounting standards to satisfy. Full property management platforms are priced around moving rent money. If you own the buildings and already have a way to get paid, you are paying for a rail you do not need. See pricing.
Lease management software FAQ
- What is lease management software?
- Lease management software is a system of record for the leases you hold. It stores each lease's terms — parties, premises, rent, escalations, start and end dates, renewal options, termination options and notice periods — and then actively watches those dates and dollars for you. Good lease management software answers three questions at any moment: what do I owe and what am I owed, what decision is coming due, and where is the document that proves it.
- How is lease management software different from property management software?
- Property management software is built around operations and money movement: listing units, screening applicants, collecting rent, and paying out owners. It usually charges per unit or takes a slice of the rent. Lease management software is narrower and deeper on the lease itself — the contract terms, obligations, options and deadlines. PLINTH is lease management software with the practical landlord extras (cash flow, maintenance, tenant messaging) but deliberately no payment rail, which is why it stays flat-priced.
- What features should lease management software have?
- At minimum: a structured lease record rather than a folder of PDFs, critical date tracking with advance alerts, a rent roll with per-month payment status, document storage with version history, reporting you can export, and a tenant-facing view so the other side of the lease is looking at the same facts. Anything that requires you to re-key data into a spreadsheet defeats the purpose.
- Can I manage both residential and commercial leases?
- Yes. PLINTH supports the fields commercial leases need on top of a residential rent roll — renewal option windows, termination options, notice periods, and unlimited custom recurring costs such as CAM, taxes, insurance and utilities.
- How much does lease management software cost?
- Enterprise lease platforms typically start in the hundreds or thousands per month and are priced per lease. PLINTH is flat: $7/month for small portfolios and a Pro tier as your door count grows, with the first month free and no percentage of rent.
- Do I need lease management software for just a few doors?
- One missed renewal option, one auto-renewal at below-market rent, or one blown notice deadline usually costs more than several years of software. Small portfolios are the highest risk precisely because nobody is formally assigned to watch the calendar.
