1. Acceptance

By using PLINTH at plinthportfolio.com, you agree to these Terms of Use. If you do not agree, do not use the site.

2. The service

PLINTH provides free real estate investment calculators (including cap rate, cash-on-cash return, and DSCR), a rental property deal analyzer, a rental portfolio workbook, and an optional paid PDF deal report. Our tools are designed for residential rental properties. PLINTH is an educational and estimation tool only. It is not financial, investment, legal, accounting, or tax advice, and it does not consider your personal circumstances. Always verify results and consult a qualified professional before making investment decisions.

3. No account required

The calculators and deal analyzer are free to use without an account. You are responsible for the accuracy of the numbers you enter — results are only as reliable as your inputs.

4. Paid report purchases

• The detailed PDF deal report is a one-time purchase of $10 USD, processed by Stripe. It is not a subscription and does not renew.
• After payment, you are returned to the site where your report is generated and downloaded.
• Because the report is a digital product delivered immediately, all sales are final. If your payment went through but you did not receive your report, email us and we will make it right.
• Prices may change, but the price shown at checkout is the price you pay.

5. Intellectual property

The PLINTH name, logo, site design, calculator formulas and presentation, and the report format are our property. You may use your own results and purchased reports for personal or business evaluation of properties, but you may not copy, resell, or redistribute the site, the spreadsheet, or the report template itself.

6. Acceptable use

You agree not to: (a) reverse engineer or attempt to bypass security or payment controls; (b) use the site for unlawful activity; (c) abuse, scrape, or overload our infrastructure; (d) misrepresent PLINTH outputs as professional appraisals or advice.

7. Disclaimers

PLINTH is provided "AS IS" without warranties of any kind. We do not guarantee uninterrupted or error-free operation. All calculations (cap rate, cash-on-cash return, DSCR, cash flow, projections, and verdicts) are estimates based on the figures you enter and simplified assumptions. Real estate investments carry risk, including loss of capital; actual results will differ from any estimate.

8. Limitation of liability

To the maximum extent permitted by law, PLINTH and its operators are not liable for any indirect, incidental, or consequential damages, investment losses, or lost profits arising from use of the site or reliance on its outputs. Our total liability for any claim is limited to the amount you paid us in the 12 months before the claim (which, for free features, is zero).

9. Changes

We may update these terms. Continued use after changes means you accept the updated terms. The "Last updated" date above shows the most recent revision.
