Why PLINTH costs less

We don't collect rent, process payments, or hold tenant deposits. That means no 2–3% payment processing markup, no payout delays, and no compliance overhead passed back to you. We focus on the core foundation — leases, dates, tenant messaging, maintenance, and your ledger — and charge a flat monthly price for it.

Other tools often look cheaper at first, then scale their fees with your rent roll or door count. PLINTH stays predictable: $7, $20, or $50 per month, period. Your portfolio can grow without your software bill growing with it.

Built to be simple

How easy is it, really?

The easiest property management app for small landlords — no spreadsheets, no training, no clutter.

Set up in under 10 minutes

Add a property, add a lease, invite your tenant. That's it — no imports, no onboarding calls, no configuration.

Replaces your spreadsheets

Rent tracking, expenses, tenant contacts, and critical dates all live in one place. Delete the spreadsheet.

One tap to log rent

Mark rent paid in a single click. Batch-mark a whole month or year when you're catching up.

Works on your phone

Every screen is built mobile-first, so you can update a lease or log a payment from the driveway.

How easy is it to set up?
Most landlords are fully set up in under 10 minutes. You create an account, add a property (address + a photo), add a lease (rent, dates, tenant email), and PLINTH invites your tenant automatically. There are no CSV imports, no integrations to configure, and no onboarding calls required.
Do I need spreadsheets?
No. PLINTH is built to replace the spreadsheet. Rent ledgers, expenses, tenant contact info, lease documents, renewal and termination deadlines, and maintenance requests all live in the app. You can still export anything to CSV whenever you want, but you won't need to maintain a spreadsheet on the side.

Frequently asked questions

How much does PLINTH cost?
Small is $7/month (up to 5 doors), Medium is $20/month (up to 10 doors), and Large is $50/month (unlimited doors). Taxes are included. All plans include rent tracking, tenant messaging, maintenance, and lease alerts.
Is the first month really free?
Yes. Every new subscriber gets a 30-day free trial on any tier. You won't be charged until day 31, and you can cancel any time during the trial from your profile.
What counts as a door?
A door is an active lease. Draft leases don't count. If you rent a 4-plex to four separate tenants, that's 4 doors. If you rent it to one household, that's 1.
What happens if I outgrow my plan?
You'll see a friendly upgrade prompt when you hit your door limit. Upgrading takes one click and is prorated by Stripe.
Can I cancel anytime?
Yes. Cancel from your profile at any time. You keep access until the end of the current billing period and your data stays intact.
Do tenants pay anything?
No. Tenants are invited free of charge and use the portal to view their lease, message you, and submit maintenance requests.
How is my data protected?
Your data is stored on encrypted, access-controlled infrastructure. Only you can see your properties, leases, and tenant information.
Why is PLINTH so much cheaper than competitors?
We don't process rent payments, so we don't need to charge a percentage of rent or pass along payment-processing fees. We also don't chase enterprise features most small landlords never use. The result is a focused, flat monthly price that stays predictable as you grow.
