How the numbers work
Cash-on-cash return = Annual cash flow ÷ total cash invested. Investors typically target 8%+ for buy-and-hold rentals.
Cap rate = Net operating income ÷ purchase price. Removes financing from the picture so you can compare properties on an apples-to-apples basis.
Cash flow = Rent (minus vacancy) − operating expenses − mortgage. This is what actually hits your bank account each month.
